How do you calculate cap rate, cash flow and cash-on-cash return?
Cap rate = annual net operating income (rent minus operating expenses) ÷ purchase price. Monthly cash flow = rent minus mortgage, tax, insurance, vacancy, maintenance and management. Cash-on-cash return = annual cash flow ÷ the cash you invested (down payment plus closing costs).
What is a good cap rate for a rental property?
It varies by market and risk, but many investors target roughly 5–8% or higher; expensive coastal metros often run lower. Compare markets on the best rental-yield counties list.
Does this include vacancy and property management?
Yes — you can set vacancy, maintenance and management as percentages, and they are subtracted before cash flow and cap rate are computed.
